Could you give us an overview of Heritage Holdings and its main projects?
Heritage Holdings began with Centennial Towers, a commercial development in West Bay, mixed-use developments such as Countryside Shopping Village in Savannah and several warehouse complexes across Grand Cayman. Over time, we expanded into residential projects, returning to what my father started decades ago. Today, our focus includes Sandpiper Villas in The Shores, West Bay—eight luxury units built in two phases—and The Residences at Boggy Sands, a newly approved 12-unit oceanfront condominium development on Seven Mile Beach. Prices will range from around USD 1.5 to 5 million, depending on size and views. We’re also working on Island Breeze, an affordable residential community featuring smaller one- and two-bedroom condos with amenities like a pool, gym, and private gardens, priced between USD 400,000 and 750,000. Beyond that, Breezy Palms in East End offers lowdensity lots, while Bayshore Villas, overlooking North Sound, will include eight high-end villas for boating enthusiasts. Our portfolio blends commercial, residential, and retail projects, maintaining a long-term vision of quality and community value.
How important is the U.S. market for your business?
About 75 to 85 percent of our clients come from North America, particularly the U.S. and Canada. The Cayman Islands’ fixed exchange rate—1 KYD to 1.20 USD, pegged since 1971—gives investors confidence and stability. Demand fluctuates with the Canadian dollar and political or economic changes abroad, but North America remains our strongest market. Many clients are drawn by our reputation for solid construction and by Cayman’s secure, tax-neutral environment. We’ve also noticed that affluent North Americans prefer to own second homes here, while professionals in banking, law, and hospitality seek well-designed residential options. With growing global brands like Mandarin Oriental, Grand Hyatt, and Four Seasons entering Cayman, international visibility has never been higher, creating opportunities for both luxury and mid-market housing.
How would you describe the current housing situation on the island?
The biggest challenge right now is affordability. Land prices have doubled in the past few years, and construction costs have increased due to new regulations and supply constraints. The Cayman Islands’ limited size means we can’t expand outward, so creative urban planning is crucial. We’re addressing this through developments like Island Breeze and Breezy Palms, which provide accessible entry points for young professionals and service-industry workers. Location also plays a role—while property is cheaper in the East End, traffic and distance from George Town make daily commuting difficult. Our philosophy is to create balanced communities where people can live, work, and access services nearby, as we achieved with Countryside Shopping Village. Ultimately, more local ownership fosters stronger, safer neighborhoods and sustainable growth.
What defines Heritage Holdings as a brand?
We’re a second-generation family business built on trust, community, and long-term commitment. My parents started with Invicta Construction in the 1960s and passed on values centered on opportunity and integrity. Over the years, we’ve offered owner financing to help residents buy homes or commercial spaces—sometimes with as little as a 10% deposit—so they could build equity and eventually qualify for traditional financing. That approach helped many locals become property owners and business operators. We continue that tradition today, managing most of our developments to preserve quality and protect our investment. We’re proud to be deeply rooted in West Bay and to contribute to the island’s development while maintaining a personal, ethical approach. As my father likes to say, “If anyone finds somewhere better than Cayman, call me collect”—and his phone has never rung.
What are your plans for the future of Heritage Holdings?
Our priority is to keep Heritage Holdings a family-owned business while remaining open to joint ventures that align with our values. My two brothers and I run operations today, guided by my father’s experience and principles. The third generation is slowly becoming involved—my eldest son works locally, while others are studying abroad. We hope they’ll bring new perspectives, especially in sustainability and environmental design. We’ve already started integrating greener practices, from replanting trees to considering eco-efficient construction methods. Looking ahead, we’ll continue expanding in both luxury and affordable housing, as well as retail and mixed-use spaces. Reputation means everything to us—we would rather grow steadily and sustainably than compromise on quality. The goal is simple: to keep building a legacy that supports Cayman’s growth and offers investors and residents lasting value.
